Frequently Asked Questions About Cost Segregation

  1. What is Cost Segregation?  Engineering-based Cost Segregation is a way for commercial property owners to accelerate personal-property (1245) depreciation, which results in reducing the property owner's taxable income levels.  An Engineering-based Cost Segregation study breaks down all building components to determine the appropriate depreciation levels. Cost Segregation benefits are not to increase total depreciation, but to maximze the greatest tax benefit up front by front loading depreciation.
  2. Will the IRS recognize a cost segregation study?  The IRS only recognizes engineering-based Cost Segregation studies.  These studies are not "red Flags" for audits, but must be done properly and by cost segregation experts not accountants.  RISCO would really like to provide an engineering-based cost segregation study for you.
  3. How much will the study cost me?  All you have to do is answer a few questions and provide some tax documents (depreciation schedules) for a FREE estimate of how much the study will cost and (more importantly) the range of benefits you can expect to gain from the study. You will have the opportunity to compare the cost of the study to the range of benefits before participating or paying anything.  The cost of the study is also tax deductible as a business expense.
